STANDARD PRE PURCHASE BUILDING INSPECTION REPORT
- All Exterior areas of The Building.
- Walls, quality of exterior finishes, timber or steel frames and structures, exterior cladding, windows and flashings, moulds and sills, external stairs, balconies, verandas, patios, decks, pergolas.
- Interior of the Building.
- Ceilings, cornices, walls, floors, windows, doors and frames, kitchen, bench tops, sinks, taps, laundry, floors, tubs, cabinets, bathroom, toilet cistern and pan, bathtub, shower, vanity, Hand basins, ventilation and we check the smoke detectors.
- Roof Exterior.
- Guttering and downpipes, eaves etc
- Roof Void framing, roof coverings, insulation and sarking.
- Sub-Floor Crawl Space, checking all Bearers, joists, timber framing, piers, stumps, check drainage, ventilation, cracked or leaking pipes.
- The External of the Building.
- All out buildings ,Car ports, garages, all external structures, sheds, retaining walls, driveways, paths, steps, fences, drainage.
HAND OVER INSPECTIONS
- New dwellings or buildings may be checked for construction method and adequacy but may not cover items of quality and finish.
- We are able to inspect the freshly completed buildings for quality of finish and provide a list of items with photos
that may require repair, adjustment or finishing.
PEST INSPECTIONS
- Pest Inspections are usually chosen together with a building inspection with most potential purchasers along. We use Certified Home Inspections Pest Inspection Co who we work alongside for this service. Their Timber Pest inspectors are all fully licensed and insured and have many years Pest experience.
- Pest Inspectors are usually booked in at the same time as the Building Inspector.
- They send their reports separately to our Building report so you will receive two separate reports from two separate experienced inspectors.
- The inspection offered in the Pre purchase Timber Pest inspection by Certified Home Inspections uses the latest technology tools or equipment such as; tramex moisture meters, Termitrack t3i motion detectors, thermal sensing, to detect moisture or temperature changes inside walls. Bore-Scope cameras for invasive inspections to check inside walls for termites or termite damage. ( You will need special permission from the current owner)
- These Pest Inspections are strongly Recommend for detecting Termite damage and protection and potential expense to the proposed purchase or building.
